CLEARANCE OF HARMFUL SUBSTANCES

CREATING A HEALTHIER ENVIRONMENT.
A large number of older buildings are contaminated. To clear them of these harmful substances, it is essential that buildings are professionally renovated. Any pollutant, whether it is asbestos, mould, PCB, formaldehyde, or KMF, can lead to considerable health risks. Only by removing these risk-bearing substances can we create an environment that is no longer hazardous.

Our integrated safety system, prepared on-site for every project, protects employees and users of the affected object. Before we begin deconstruction, the work space is covered in foil walls, and all apertures – including floors, walls and ceilings – are carefully sealed. This ensures that no pollutants can escape during works, and that there is no risk for building occupants. Our site staff wear special suits for their own protection, and powerful suction units prevent pollutants from escaping. The safety of our employees and the building occupants is our top priority.

Eftcg is a founding member and certified refurbishment specialist of the Association for Asbestos Treatment (FAS), which has been setting standards for treatment projects for more than 25 years. Our comprehensive know-how is at your disposal to create a healthier environment in your buildings.

DECONSTRUCTION AND GUTTING

FIRST STEP TOWARDS MODERNISATION.

REFURBISHING EXISTING BUILDINGS has become more essential. Eftcg deconstructs and guts buildings, and complies with the environmentally friendly measures to revitalize your property. Gutting or partial dismantling to the deconstruction of existing buildings and structural installations is the first step towards modernization.

We take over all planning and coordination tasks, as well as the preparation of recycling and disposal. Our standard tools reliably measure cost and work requirements, to create value from individual waste fractions, ensure thorough material/ power control, identify environmental indicators, and adhere to legal standards.

Our skills include specifying substances, product allocation for the dismantling procedure, and providing waste code numbers according to the European list of waste materials. All data are collected in a waste assessment report. Our environmental protection officer is on hand to monitor the team’s activities. A detailed execution plan harmonises workflows and ensures the maximum security of your project’s budget and time dependencies.

Eftcg combines its many years of experience in deconstruction and gutting with its competence in clearing asbestos and other harmful substances from buildings. Our services are available for the most common BUILDING CERTIFICATION SYSTEMS (BREEAM, LEED, DGNB) in the phases of consulting, estimation, planning and implementation. We have considerable experience in implementing green building requirements, such as material recycling, in a range of large-scale projects.

ASBESTOS TREATMENT

A SERIOUS TASK FOR SPECIALISTS.
The term “asbestos” is understood to mean a group of naturally occurring fibrous minerals. Asbestos is toxic, as well as heat and acid resistant. As it is non-combustible, tear and tensile-resistant, flexible, elastic, and insulating, asbestos was formerly used in industrial, commercial and residential buildings, for instance in spray asbestos, fabrics, foams, panel linings, vinyl floor boards, cardboard, cords.

The fine fibres of asbestos are invisible to the naked eye. When they enter the lungs, however, they can cause severe lung damage, rhinitis, or abdominal disease, including cancer. The Ordinance on Hazardous Substances has therefore named asbestos a carcinogenic substance. The use of asbestos was banned in Germany in 1993, and in the EU since 2005.

The rehabilitation of asbestos-contaminated buildings is demanding, and it can only be carried out by experienced, well-equipped and approved specialist companies. Eftcg is a founding member of the Association for Asbestos Treatment (FAS). As an approved and certified refurbishment specialist, we observe the technical regulations for hazardous substances (to name a few: TRGS 519 / TRGS 521 / TRGS 524 / BGR 128) in which various protective measures related to the areas of technology, environment and personnel are regulated.

PCB/ PCP/ DDT/ PAH/ KMF

COMMON CONTAMINANTS.

Only in a healthy environment can we feel completely at ease. It is important that living and working areas are free from pollutants which can strain the human body and lead to long-term diseases. A comprehensive assessment of pollutants is therefore indispensable for any renovation. For the sake of users’ and construction workers’ health, we must be aware of the risks that can arise in buildings unbeknownst to its occupants.

Many substances which had been commonly used in former building materials can be harmful to health and cause illness. Eftcg’s analytical evaluation of building material samples and room air measurements provides information as to whether the legal limits have been exceeded and a rehabilitation has to be carried out.

A brief list of the most frequently encountered pollutants are given below. The full list is far longer, so before any demolition work takes place it is essential to involve a certified refurbishment specialist who can classify the risks and requirements for dismantling. Eftcg has the personnel and know-how – contact us and let us take care of the assessment, planning, specification and professional execution of your buildings’ renovations.

PCB

PCB (polychlorinated biphenyls) are organic chlorine compounds, which are mainly used as plasticizers. Since 2001, their use is prohibited. When the limit of 3,000 ng / m³ is reached, immediate rehabilitation is required as PCB is carcinogenic and can lead to hair loss, liver damage, or damage to the immune system.

WHERE TO FIND PCB

  • Coated ceiling boards

  • Paints and varnishes

  • Adhesives

  • Jointing compounds

  • Capacitors

PCP/ DDT

PCP or DDT are harmful components that may occur in wood preservatives. Depending on the concentration, these ingredients act as carcinogens. In smaller amounts, they can damage organs or the immune system.

WHERE TO FIND PCP OR DDT

  • Wood fixtures

  • Wall paints

PAH

PAHs (polycyclic aromatic hydrocarbons) such as naphthalene or fluorine are often fluorescent and only slightly water soluble. They are carcinogenic because they can react to human DNA.

WHERE TO FIND PAH

  • Tar

  • Pitch-containing adhesives

  • Bitumen sheets

  • Humidity barriers

MINERAL WOOL

Mineral wool is a material made from artificially produced mineral fibres. This non-combustible insulating material is less harmful than asbestos because it degrades more quickly, but it also has a carcinogenic effect. The mineral wool which we have used since 2000 is completely free from pollutants.

WHERE TO FIND MINERAL WOOL

  • Impact sound insulation

  • Spray insulations

  • Roof extensions

  • Acoustic ceilings

  • Partitions

  • Floors

  • Facades
